Our policies for title and closing

  1. Down Payment and Final Payment at Close: All sales are conducted through a Title Company or Real Estate Attorney. We will select a reputed Title Company or Real Estate Attorney to work with in the County or Borough the property is located in. Once the purchase contract is signed, a down payment can be wired to the Title Company/Attorney Office who will handle the title work. Down payment and Final payment will be held in escrow by the Title Company/Attorney Office or equivalent authority until the close of escrow. The cash does not get transferred to Good American Lands, LLC until the transaction has closed and been recorded.
  2. For Seller Financing: Seller Financed transactions will be managed by a third party loan servicer. The Title Company or Real Estate Attorney we work with will draw up the papers for the financed transaction.
  3. If you wish to put down a Reservation fee: A RESERVATION FEE IS NOT NEEDED. However you can put down a reservation fee if you are particularly keen on a property and want us to hold it for you for 3 days. This section outlines the refunds to be made to the reservation fee of $100. Placing a $100 reservation fee allows you 3 days to visit the property and consider putting a down payment on it. Past 3 days, if the seller has not signed a contract or put a down payment, it will be assumed that they are no longer interested in the property and the property will no longer be "Reserved" for them.
    1. ONLY ELECTRONIC PAYMENTS VIA PAYPAL AND VENMO ARE ACCEPTED - NO EXCEPTIONS. The money will be refunded using the same method by which payment was made, and back to the same account - NO EXCEPTIONS.
